How prices have developed
Dubai is not a one-way market, and the register shows it: the median fell to roughly EUR 2,568 per square meter in 2020 and has recovered strongly since. Buying today means buying near historical highs; rental yields remain solid because rents have risen alongside.

Within one area, projects can sit 40 percent apart
A district median answers only half the question: registered square-meter prices, unit sizes and achievable rents differ substantially between developers and their projects, even on the same street. Which project fits your budget and goal is its own assessment.
Methodology: registered prices, not asking prices
Every figure on this page comes from the Dubai Land Department's open transaction register: registered, notarised sale and lease contracts, not portal listings. We filter to residential (apartments and villas), trim outliers, and compute medians rather than averages so single extreme sales do not distort the picture.
- Why medians: the median is the middle registered sale of an area. It is robust against penthouse outliers above and distressed sales below.
- Why not asking prices: asking prices on portals typically sit above eventual closings. Calculating entry and yield on asking prices flatters the numbers.
- Limits: medians are mix-dependent: if an area's sales mix shifts toward smaller or larger units, the median moves without prices changing. For a specific purchase decision they do not replace a like-for-like comparable analysis.

How much is a square meter in Dubai?
The citywide 2026 median for apartments is 18,528 UAE dirhams (AED), roughly EUR 4,370 per square meter. Depending on the area, the range runs from under EUR 3,066 in affordable communities to over EUR 9,198 on Palm Jumeirah.
How have Dubai property prices developed?
The registered median for apartments fell to roughly EUR 2,568 per square meter in 2020 and has risen strongly since, to about EUR 4,370 in 2026. The table on this page shows yearly medians since 2019, including the 2020 correction.
Why do listing prices on portals differ from these figures?
Portals show asking prices, which are sellers' wishes. This page shows registered closing prices from the DLD register: what was actually notarised. Asking prices typically sit above eventual closings; calculating returns on asking prices flatters the numbers.
Are the rental yields gross or net?
