1.2 All real estate-related services, including property investment, brokerage, and transactions, are not provided by The Key Advisory FZE and are exclusively delivered through our affiliated and independently licensed brokerage entity, The Advisory Key Properties LLC, regulated under applicable UAE laws.
1.3 These Terms apply to all users of our services and website and form a binding agreement between the user (“you”) and The Key Advisory FZE.
2.1 All content, communication, and services provided by us are for informational purposes only. They do not constitute legal, financial, tax, or investment advice. Nothing provided by us shall be construed as creating a fiduciary relationship.
2.2 You agree to seek independent professional advice prior to making any decisions based on information obtained from The Key Advisory FZE.
2.3 We accept no liability for decisions made based on our materials or consultations.
3.1 All content, reports, strategies, presentations, templates, or tools we provide are our intellectual property or that of our licensors.
3.2 You are granted a limited, non-exclusive, non-transferable license to use our materials strictly for internal purposes.
3.3 You may not reproduce, distribute, transmit, publish, or commercially exploit any of our content without prior written consent.
3.4 Unauthorized use or sharing of our material, whether in part or in whole, constitutes a breach of these Terms and may result in legal action.
4.1 Both parties agree to maintain strict confidentiality over any proprietary, sensitive, or private information exchanged during the course of engagement.
4.2 We will process personal and business data only to fulfill our services and in accordance with applicable UAE data protection laws.
4.3 You agree to ensure any data provided to us is accurate and complete.
5.1 Fees are based on fixed, retainer, or hourly models as agreed in writing.
5.2 All payments must be made in full, without deduction, and within the timeframe specified on the invoice.
5.3 We reserve the right to suspend services or withhold deliverables in the event of late or non-payment.
6.1 We may refer or introduce you to third-party providers (e.g., banks, real estate agents, legal counsel).
6.2 We are not responsible for the performance, advice, or conduct of these third parties.
6.3 Your relationship with any third party is at your own risk and governed by their terms.
7.1 To the maximum extent permitted by law, we shall not be liable for any:
Loss of profit, revenue, or data;
Business interruption;
Indirect, incidental, special, or consequential damages;
Delays or failures caused by third parties or events beyond our control.
7.2 Travel & Government Processing Delays
Government processing times, approvals, and appointments in the UAE are outside of our control and may be subject to delays or changes.
We strongly recommend that clients book flights, accommodation, and related travel arrangements that are flexible or rebookable.
We shall not be responsible for any costs, losses, or disruptions arising from government delays, appointment availability, or regulatory processing timelines.
7.3 Our total aggregate liability per claim or series of related claims is limited to the total fees paid by you for the specific service in dispute.
8.1 You agree not to use our website, platforms, or services for:
Any unlawful, fraudulent, or harmful activity;
Copying or scraping our content;
Sending unsolicited promotional material;
Violating any applicable laws.
8.2 We reserve the right to suspend or permanently block access to our platforms or services for misuse.
9.1 Either party may terminate the engagement with 14 days’ written notice.
9.2 Upon termination, you remain liable for all outstanding payments and work already performed.
9.3 We may terminate the relationship immediately in cases of abuse, breach of these Terms, or misconduct.
10.1 These Terms are governed by the laws of the United Arab Emirates.
10.2 Any disputes shall be exclusively subject to the jurisdiction of the Dubai International Financial Centre (DIFC) Courts, unless otherwise agreed in writing.
11.1 We may update these Terms at any time without prior notice.
11.2 Updates will be posted to our website. Your continued use of our services constitutes acceptance of the revised Terms.
We shall not be liable for any delay or failure to perform resulting from events beyond our reasonable control, including but not limited to government actions, regulatory changes, system outages, force majeure events, or acts of God.
